1Choose the park home estate and select the plot you want to live on

This is the most important step in the process, you must decide on the right park for you, ensuring the park meets your requirements and provides the security of tenure for a fully licensed residential park.

As you are interested in living on Kings Park Village, we invite you to visit the park as often as you wish. Spend as much time talking to as many of the residents who actually live on the park as you can, this is by far the best way for you to find out what you need to know about the lifestyle that is on offer at Kings Park Village.

Explore options available to you, it is important to choose the best available plot for the position and size of the home you desire.

2Select your new Park Home- built to the layout and design of your choice

Clair, our sales advisor, will make the process of purchasing your dream home on Kings Park Village easier for you, she will be on hand to guide you on every step along the way. Clair will work with you to assist you in making your choice of home and help you to finalise the design details that make the home perfect for you.

If you wish, Clair will make arrangements for you to visit the manufacturers' show ground where you have the opportunity to view the show homes they have on display.

A selection of floor plans for various homes, are available for you to look at and to consider which will work best for you. Clair works closely with all the park home manufacturers.

When you have narrowed down your choice of home and manufacturer, Clair can arrange for a representative to meet with you to design the specification for your new home. This can be either in our sample room at Kings Park Village, or, if you prefer, in the comfort of your own home. Clair will offer you advice and guidance throughout the process to help you finalise the design of your home and completing the paperwork.

Clair and your chosen manufacturer will work with you to achieve the specification for the home ideally tailored to your needs.

3Complete the legal paperwork and agreement to purchase

A "Turnkey Price" for your chosen home specification will be provided to you. The turnkey price is the inclusive price for the home built to your specification and sited on your chosen plot so it is ready for you to move in.

  1. The fixtures, fittings, carpets and furniture you have selected for your new home
  2. Transport and siting for the home,
  3. Commissioning for plumbing and electric
  4. The brick skirt around the bottom of the home
  5. Brick steps to the front and back doors
  6. Blocked paved driveway
  7. Garden area laid to lawn
  8. Storage shed

A draft copy of the Written Statement, a copy Site Licence and a copy of the Park Rules are provided to you. These are important documents and form part of the contract for purchase. You will receive a contract for the sale of the home. Our advice is that a prospective purchaser should consider taking legal advice before entering into the sale contract and committing to the purchase of the home.

Once the sale contract is in place part payment of 10% of the turnkey price is required to place the home into production with the manufacturer of the home. Once this payment is received, we can then confirm your home as an order and give you the approximate completion date for your new park home.

4Put your current property on the market

If you have not already done so, put your current property for sale on the market. We ask that you keep us informed of the progress of your house sale. As soon as you have any possible exchange and completion dates, please let us know straight away. This will help us plan ahead for the production process of your new home and to try and achieve the earliest completion date for you.

As soon as you accept an offer on your property (subject to contract), inform Clair at the Kings Park Village office.

5Agreeing the sale date for your current property and the completion of the sale

Two or three weeks before the anticipated completion date, an invoice will be provided to you showing the final payment amount due. This will confirm the anticipated completion date and detail how to make the final payment. It should be noted that completion of the sale and occupation of the home cannot take place until the full payment has been cleared into our account.

6The Completion of the purchase of your new park home

On the day of completion, Clair will meet you at the park office and, pending the satisfactory transfer of funds, two copies of the Written Statement under the New Mobile Homes Act 2013 will be signed by all parties. The park office will retain one copy and the other is for your own records. Once these formalities are completed the home is yours.
